Before committing to placing your property on the market, it is important to assess the real reasons you are moving. Thoroughly discuss the decision with all involved parties, articulating your own expectations and understanding theirs. This will help minimise misunderstandings or expectations not being met.

Why do I need an agent?

There are many ‘Private Seller Agencies’ that can provide you with a pack to sell your own home, in addition to providing you with access to various marketing mediums.  With all of this available to you, it is easy to imagine that selling your own property would be simple, and you’ll save yourself $1000’s and in a few cases, it is.  Unfortunately though, for the majority of private sellers, the road is long and tiresome, resulting in inspections and negotiations that would wear even the most patient of people down!

Factors that determine your selling price

When you first start considering selling your property, no doubt one of the first things you will do is to look at comparable properties currently for sale. This is a great start, but these properties are ‘For Sale’… wouldn’t you rather your property was ‘SOLD?’ Therefore, it’s more important to research properties that have recently sold in your area and discuss in detail with your Sales Consultant how they compare to your property.

Preparing for inspections

Before you spend any money on preparing your property for sale, talk to your Sales Consultant about how it could affect the sales outcome. You don't want to over-capitalise and spending thousands on new paintwork and carpets won't help anyone if the new owners decide to redecorate.
